We undertake major and minor contracts and can provide a bespoke selection of design and installation services.

In addition to production of feasibility studies, FF&E budgets and sketch plans, we provide visuals, detailed plans and elevations and project management.

We offer a procurement service for flooring, lighting, furniture, fabrics, wall coverings, pictures, signage, graphics, dressing and our prices include our trade discounts.

Whether a small or large contract, we offer our design and procurement services in stages with the option of natural break-points.

Each stage is regularly reviewed with our clients, in order that the brief and design can develop naturally and that any new developments or amendments can be incorporated.

Stage A: Preliminary Design

  • Preliminary design concepts
  • Sketch visuals
  • AutoCAD proposal plans and elevations
  • Spatial reconfiguration with architectural, structural and planning advice
  • Branding and Graphics design development
  • Sample boards
  • Specification and selection of furniture fixtures and fittings
  • Excel budget spreadsheets, with columns for estimated and actual spend
  • Finishes schedules – with suppliers details and relevant codes
  • Client approval forms – with images, codes and costs. As a clear ‘all in one’ reference document
  • Guidance and assistance with a ‘self-audit’ DDA regulations assessment

Break Point:At this point the above design package would enable our clients to proceed further with the project, without any further input from snappytitle.

Stage B: Ordering and Purchasing

Many of our clients proceed onto stage B and engage Snappytitle to undertake the ordering of furniture, fixtures and fittings on their behalf. During this stage we offer the following:

  • Purchasing and ordering of all internal items and finishes on behalf of our clients, passing on our trade discounts.
  • Or if clients wish to be invoiced directly from our suppliers, we can create pro-forma accounts thereby allowing our clients to still benefit from our trade discounts without the hassle of ordering items themselves.
  • Delivery liaison. We track the orders on behalf of our clients and liaise between our clients and our suppliers for the most suitable delivery date and location.
  • We develop the client approval sheets into purchase orders and will order items on behalf of our clients.
  • We can be on site to intercept deliveries during handover and check contents and specification are correct.

Stage C: Working Drawings and Detailed Design

From the detailed design of one stand alone item to the particular requirements of a full-scale commercial project, we can provide all of the technical and specification material necessary for the main contractor, joiners, electricians and M&E consultants. Typical stage two material would be:

  • Joinery working drawings
  • Electrical and lighting specification
  • Detailed design
  • Detailed plans and elevations
  • Bar design – and collaboration with Brewery consultants
  • Liaison with Planners, Building Control Officers, Architects, Structural Engineers, Quantity Surveyors and Contractors.

Stage D: On site liaison

Many clients feel comfortable knowing that we will be on site regularly to check that the building works and interior elements are progressing as per the specification in the previous design stages. We would attend site and offer the following elements in Stage D:

  • Regular on site meetings and project progress assessments
  • Liaison with relevant suppliers and contractors
  • Supervision that the design intent is upheld and adhered to
  • Snagging of all finishes to ensure that our client gets high quality results
  • Dressing and hanging of pictures, mirrors and ornamentation
  • Supply of a maintenance document, outlining aftercare requirements of all furniture, fixtures and fittings.
